Hello, and welcome to another episode of The Property Voice podcast. My name is Richard Brown and as always, it’s a pleasure to have you join me on the show again today.
So, today is aimed at sharing a little about progress during the year, but most of all about taking positive action towards your plans, hopes and dreams for the future too. Property Chatter
That Was the Year That Was
Wow, what a year it’s been! I don’t mind admitting to feeling like this seasonal break is a much-needed time to rest and recover. How about you; how has your year been?
As I reflect, here are some of the headlines:
- Undertook several flip projects…some of which have become buy and hold projects due to changes in circumstances!
- Added to my portfolio in 3 countries during the year.
- Started two commercial conversion projects.
- Secured multi-million pounds in JV & private financing.
- Worked with half a dozen Earn & Learn investors.
- A record year for client engagements.
- Launched my second book: #PropTech: A guide of how property technology is changing how we live, work and invest.
- 50 podcast episodes, 13 magazine articles, a number of blogs and countless property-related news stories shared, along with key insights.
- An audience reach in the mid-30k range.
- 4 TPV Apprentices progressing along very nicely in reaching their goals.
- And a partridge in a pear tree!
Of course, we can be busy and not achieve all that we want to achieve. Or we can have dreams and let things, people and just time get in the way as well.
Listen to the following extract of an email that one of my listeners wrote in to say:
‘I am emailing you because today I have decided to take action. I have just relistened to one of your first episodes, the one called "Feel like it or not, do it anyway." So, I wasn't feeling it today, but I know when we listen to the chimp side of us, nothing good will happen. I want to thank you for episodes like that which clearly outline what we should be focusing on and what we can do to fight ourselves when we are "not feeling like it".’
We first connected six months ago, so this lag has not lost too much time in building his future. I have other examples, where I have been talking to people for a couple of years and yet the action behind the dream has still not started. Equally, in my own case, you may recall me saying that there was a four-year gap between my Eureka moment when I decided to get going in property and actually starting…not realising that I could have started sooner. That delay cost me over £2m in property value, capital growth and rental profits. Ouch!
So, here is what I am saying…
We can all think, talk, plan and dream a lot about a better future, can’t we?
We can say the time is not right. For example, do you see Brexit uncertainty as an opportunity or a threat? Don’t have much savings behind you, don’t feel like you have enough knowledge, or not enough hours in the day?
Well, I am here to say…there is no better time to start (or accelerate) your property journey than right now. Circumstances and the market will NEVER be perfect, so you might as well five right in and make the most of it.
Take some time over the festive period to dream a little. Then write down some notes (the gentleman that wrote in earlier did that during his ‘recess period’. Finally, do something about it. I don’t care what it is, just do something practical, actionable and progressive towards making your next year the year that can be your best year in property.

Before I finish, here is a quick update from my four TPV Apprentices around 40 days into the 100-day programme. There is a fifth voice that you will hear, that’s Ian a friend of mine, who was invited to share his experience after having gone full-time in property…an aspiration or reality of many of the apprentices in one way or another.
I hope you will hear the progress being made as we move from review to plan to do in double-quick time!
Wasn’t it good to hear how they are progressing? Privately, someone said to me that they can see the growth and progress taking place before their eyes. I kind of like to hear things like that, as growth, transformation and turnaround are what get me going and want to work with people like Rich, Sion, David and Dominick.
