Bullet Point Summary:
- Goal – financial freedom through property projects
- Strategy – was sourcing flips & BRR and then later undertake larger projects, since switched to focus solely on larger projects (commercial conversions and developments) as more suited to skillset.
- Main Highlights
- 1-2-1s with Richard (2 hours every 2 weeks) provided first-hand feedback, which can be tailored as you need. This helped to accelerate thinking and solidify my thoughts.
- The Site Visits was also great 2 days visiting half a dozen different site, inspiring. Not just the visits themselves but the conversations in-between, Face Time of Richard and all the others invited
- Personal Growth – Mindset, still working on this but the environment with accountability helped to encourage me to be more proactive and grow outside my comfort zone
- What will I do differently as a result of the Programme - get out more, connect more and share more. Learning what other people’s issues are and how to gain shared value.
- Advice for Other Apprentices – Connect more with my peers to share and use as a sounding board to help build out their plans. Everyone has their own views and experience – help them and help yourself too.

- Financially free through property, then help others too along their journey having become ‘time-rich’
- The short-term goal was to quit my job and go full-time in property – this was accomplished a little while ago, well ahead of schedule due to the guidance and confidence gained
- The programme has been great for my confidence – the programme has helped me be more prepared and not feel so alone.
- The friendly and helpful environment helped to share more – many responses went way beyond a simple one-line answer, with many resources and tools shared
- Next step – pursuing my life’s dream
- Exciting!
What I gained from the Programme from Susan
- I am able to trust my own judgements around property which in turn has improved my overall confidence.
- I have a deeper understanding of my own personality traits and personal motivation and a better awareness of my own blind spots.
- I have felt less ‘alone’ in my Property endeavours and the feedback and reassurance from yourself and others in the group have been valuable for me to trust that the decision to move into property was the right one for me. I guess ‘validation’ here has helped me.
- I have a better understanding of where I enjoy/ am best placed in property.
- I have increased my trusted network of people.
- Having specialist insight and knowledge from yourself on my own position and approach e.g. SSAS, CGT, Financial appraisal, Deal structuring for Romania.
- I have more knowledge of the property development process and the key components involved.
- I am more comfortable about raising finance
- I have faith in my own abilities to realise my goal in property development.
- I am more knowledgeable about the skills and teams that I need to bring on board into my network and onto my development projects.
- I have greater clarity and certainty about new property opportunities and the financial opportunities and risks that they may bring.
- I know I have gained more than the points outlined above. I have been personally challenged and have gained other insights on myself that I had not noticed before (good and bad!). I found it challenging making the necessary time for the course at the start and so perhaps I missed out on somethings that may have helped later on.
Written update from Anthony
Well, it’s been an incredible journey - what a wonderful time I have had on the apprenticeship. Thank you so much to Richard and the team and to all the apprentices.
And they do say be careful what you wish for. I was hoping to get a rent to rent during the apprenticeship, but it may well be that I could sign 9 rent to rents from the same owner.
It’s not 100% secured yet but I am having a great time working it out with them. my focus is simply to add value and to make the owner better off.
that is part of my biggest learning of the whole program I think - to just be looking to add value to someone, basically to help. Property isn’t an easy business and many property owners just need some help along the way.
Another unexpected big value add of the program was that it kept me engaged at a different level. I am pretty engaged anyway - but being accountable with such a great group forced me to be accountable to myself much more.
Well, and the results speak for themselves. And I do know it’s not going to stop here. As well as helping me the necessary tweaks, Richard has opened my mind to expanding beyond a cash flow strategy to wealth-building strategies and lifestyle strategies and that is what I will be working on during Richard’s mastermind program - which I have joined as it is such a no brainer.
I have been doing the property education thing for 3 years now with zero results! yes, that has been painfully slow. And whether this current deal comes to fruition or not - I just wanted to please mention that if anyone out there is in a similar position - then please do keep going, and maybe do keep tweaking your approach until something clicks. I spent far too long doing the same thing and expecting different results!
Yikes, now *I* am giving advice! I guess that now I have completed the program I have a bit more experience and so I might be able to venture a tiny bit of advice to others.
Anyway - what a journey. thank you so much, Richard.
So, there you go in their own words after the end of TPVA2 as I like to call it.
So, as these 4 Apprentices move forward with their property business plans, I am taking a short break myself…it is pretty intense after all. However, TPVA3 is scheduled to commence in September, so not too much time to sit back really.
I also thought I would share a brief update on how the initial 4 Apprentices are getting along as well. Essentially, all are making progress to their stated one-year goals and have joined me on a mastermind programme for that all-important challenge, support and shared learning too. More than this, there are so many levels of overlap between the group and myself that I have lost count. Partnerships have been formed, deals have been sourced, projects entered into as funding or JV partners and so on. The community has not only been one of personal development but also one of joint collaboration as the group have learnt more about one another in ways that leads naturally to them doing business together too.
