It also seems fitting to me then to also share a brief update with you on the progress of our very own TPV Apprentices, who you never know might just become a heavyweight in their own right one day too!

It also seems fitting to me then to also share a brief update with you on the progress of our very own TPV Apprentices, who you never know might just become a heavyweight in their own right one day too!
Property Chatter
Today is the start of another series on The Property Voice Podcast. One that I am really excited to share with you. One of the TPV Apprentices from TPVA1 has a goal that by definition would mean that he would need to achieve deca-millionaire status. I wanted to support this young man in his quest, but in order to do that, I realised that he would need to rub shoulders with deca-millionaires himself in order to learn from them. That is what inspired this series, as I sought out a handful of impressive go-getters from the world of property.
Many of my guests over the coming weeks might surprise you. Not all, if any, would consider themselves to be a property guru for a start! Most are off the usual circuit, quietly going about their business, or in other cases are making waves in what might appear to be a parallel universe. But what I believe we will see as this series unfolds, is that there is a special sauce that these people have…and the great news is that we get to take a look at the ingredients together to learn, copy and aspire towards.
These 1%ers, high-achievers and sometimes reluctant role models will give you great inspiration over the coming weeks I am sure of that.
OK, so I am not going to completely let the cat out of the bag and name names…but I will give you some clues as to who has agreed to appear in this series, although one or two are yet to be interviewed though, so don’t hold me to account if they don’t appear. I wonder if you can guess any of them before we start. I feel as though I should award a prize to the person who can guess the most names, so if you want to have a stab at guessing, keep listening to the end of the show and I will tell you how to enter a draw to win dinner-for-two worth £150 if you can correctly name the most guests 😊
Here are the clues then…
- The CEO of an AIM-listed commercial property company, with over 20 years in the business.
- The co-founder of a PropTech venture capital fund.
- A secret millionaire…
- The founder of a leading international co-living brand
- The founder of the UK’s premier franchising business and a philanthropist to boot
- Getting a little harder now…the founder of an Ohio-based turnkey property business who has converted over 200 rental properties into 100 debt-free cashflow machines
- The young couple who are running a multi-state wholesaling or sourcing operation in the USA…with a ‘zero dollars marketing budget’ (I doubt you will get this one!)
- The CEO of a family office, private bridging finance having previously developed and sold a full-service property sourcing and lettings business.
I am going to say that 4 out of 8 would be par in terms of guessing who my guests will be…but all 8 have something extremely valuable to share with us all, trust me on that! Updates from The TPV Apprentices after 90 days…
Martin
- Financial freedom and full-time in property by the end of the year.
- Martin has now quit his job to move to Leeds to work full-time in property
- The programme has ‘changed his life’ he said!
- Speaking to agents and getting real-life lessons
- Confirmation – call with a JV investor – found Richard through his forum and social media share, just helping people and documenting the journey
- The smallest things have made a huge difference…very thankful and feel part of a family with Richard and his team of contributors
Susan
- Run her own large developments, starting on her own development either alone or with an experienced developer
- Will decide which opportunity to take forward
- Deal appraisal skills & a complex overseas project to evaluate, creating a new opportunity from this after many years of no real hope…this has come out of this programme.
- On insight – how she faces challenges…property can be quite a daunting task, so one a-ha moment was that she stopped when facing such a moment and understand that things can be done if taken step-by-step. This has helped to build clarification and confidence around what can and can’t be done.
- Great value from the 1-2-1s and group discussions…it’s also really helpful to work with her peers to share and support one another in a secure environment.
Carl
- Financial freedom through commercial conversions and developments
- Undertake a project and develop the pipeline
- Biggest recent learning – around strategy…explored this and decided to solely focus on CC, which has been liberating and as a direct result of participating through the programme.
- Revised business plan to focus on CC – recognising what is a key result area and what is not critical.
- Learn from 1-2-1s and sharing among other participants to learn constantly
- Looking forward to continuing on the path going forward!
And our voice-shy Apprentice has the following update, which he has asked me to share on his behalf:
"I am thrilled to give what I think might be the penultimate update from TPVA2. It has been quite a ride this last few weeks. The focus has been on action and also on learning from the actions I’ve taken, which as I have realized is my preferred way to learn.
I am doing rent to rent as my current strategy to increase cash flow, so I have been speaking with lots of owners, finding out what their needs are and then figuring out a way to deliver for them in a way that makes sense for me too. I can't help everyone but I can learn something each time I interact with an owner and I am now focusing on underwriting deals better so I can help more people.
All of a sudden, I find myself with possible deals at different stages, or as I prefer to say, “I’m working things out with a number of people I’m potentially able to help”. And as we approach the end of the program it's action stations at all levels of the pipeline to work to make progress.
The input from Richard has been the difference between progressing to the next stage or falling flat so I am very appreciative and feel very lucky to be on the program. The help from the other apprentices is very valuable too; there are clever and experienced people on the program, and we are helping each other stress test our deals, various options, strategies and decisions, which is really helpful.
All in all, things going well, and I look forward to reporting back to you at the end of the program.
It’s not all been easy, and I don't want to pretend otherwise.
One thing I’m learning more and more, and I feel this is one of the most important lessons I’ve learned during my time in property, is where the line is between the market’s limitations and my own personal limitations. In other words when is my failure down to me, and when is it down to the market not being able to deliver a win-win for all.
This takes market knowledge and also self-knowledge both of which I’m refining over this 100 days. Richard’s extremely valuable input is helping me progress on both of these fronts.
So, it’s not easy but there has been a lot of progress which I am happy about.

So there you have I in their own words. We have now completed the programme and I hope to share the final observations and learnings from the Apprentices with you soon.
