Hello, and welcome to another episode of The Property Voice podcast. My name is Richard Brown and as always, it’s a pleasure to have you join me on the show again today.
Today, Helen and I are joined on the show by Lizzie Frazer, CEO of QB Investing…who joins us all the way from Dubai.
The interview was recorded close to International Women’s Day and so that’s the reference you can hear at the beginning of the conversation. We also had a deeper dive into the subject of gender diversity and Lizzie has some really good advice to women and men to follow, both in property and in business, I can promise you.
Property Chatter
Discussion between Lizzie, Richard & Helen.
Started alone and then moved to form a property investment group with a group of friends and then moved to partner with developers on the ground. Co-invest along with external investors without having to be on the ground.
From bank lawyer to property co-investor…drivers to stop making other people rich and to have a more balanced family life with ‘two under two’. Women with small children are also women on a mission!
Believe in fundamentals behind property – good asset class, shortage of supply. Bricks and mortar, it will always be there and there are lots of creative ways to operate these days.
Challenges – being far away from the development, without a trusted team in place. Lessons: need a decent team in place to carry out the developments, which lead to partnering with developers on a JV basis.
Business model – JV, Lizzie does DD, structuring and investment, developer undertakes the project. 6 points of contact to establish shared values. Met 50-60 developers and work with a handful of them…aligned values and can have a long-lasting relationship with them.
Values & principles – transparent, ethical, complete honesty, constant communication. Say no to the majority of deals (25% on GDV profit). Have set and strict investment criteria which won’t compromise on, especially when using another people’s money.
Authenticity – not a fan of the ‘fake it til you make it’ approach.

Tips: Surround yourself with some really good females in property to support you. Thinking about making Women in Property a thing…right now it’s an informal group.
Diversity is about having the thought and then the conversation around the topic. We should represent our audience…’an impressive female is such an inspiration to me’. Awareness is the first step to change. Women bring a balanced view and mixed-gender (along with ethnic minorities) leads to success.
Faced any particular challenges – in legal world, yes. In the property world, not as much. There is some subconscious bias, although mostly men speaking at events. Property is more supportive generally. TED Talk with investment pitches were less successful than men, women may be just as guilty with such biases as well.
The market going forward…
Brexit is a massive pain in the bottom! This is bringing massive uncertainty.
More modular housing coming down stream. Co-living is another big trend, especially around older generation…supportive environment of like-minded, like-aged people, not care homes to combat loneliness. Reference to Greg Lindsay of Smart Cities Forum, more to it than just people sharing a space…combines social and services into the physical space.
Tips…
Lean in…just go out and do it…don’t procrastinate. Best way to learn is to get up and go!
Social media is amazing, so get on social media.
Biggest mishap…
Bought off-plan property from a specialist provider to the expat community, was revalued £50k below expected value, so had to plug that gap very quickly. Learning: do your due diligence, then do it again and then ask a friend to do your due diligence for you!
