Imagine a book packed full of handy property investment tips 'crowdsourced' from around 30 real and active property investors and this is what we have here!
The Property Hub is one of the new property communities on the property investment circuit. It spawned out of The Property Podcast, which is an excellent weekly audio resource for budding property investors...and more experienced ones too! The Property Hub is a friendly forum, where people seem to respect one another, even if they have differing views. I like it for this reason among others.
Rob Dix and Rob Bence are the brainchildren (I was going to say brainchilds as a more 'urban' alternative...) behind The Property Podcast and the The Property Hub. They saw so many positive contributors in the forum and realised that there was a wealth of knowledge being shared. They wanted to capture the essence of many of the tips from experienced or just everyday property investors that they decided to compile them into a book: 100 Property Investment Tips
How do I know this? Well, they asked me to contribute and so I have the author credit to one of the 100 property investment tips 🙂
Here are a random dozen selected from the property investment tip headlines, each one has a chapter dedicated to it along with a short explanation to support it (along with the authoring contributors):
- Invest in the fundamentals (shops, transport links, schools, investment & jobs) - Rob Bence
- Develop repeatable systems - Rob Dix
- Account for your time and energy as well as your costs - Jayne Owen
- Consider the alternatives to buy-to-let - Pete Matthew
- Research, research, research - Phil Stewardson
- Assume that a BTL will eat up 40% of income in expenses - John Corey
- Double the cost and triple the time - Nick Stott
- Just because you can borrow it, it doesn't mean it's a good idea - Mark Alexander
- Check your financing every six months - Graham Clark
- Build a good relationship with letting agents - Francis Dolley
- Don't take everything at face value - Serena Thompson
- Claim interest as an expense...but not too much - Iain Wallis
Where is mine I hear you ask? Here is a sneak peek at the headline:
Invest in yourself first
Somehow the editors of the book managed to condense three of the four tips I submitted into this single neat headline. If you want to see how they did that, then you will just have to get the book to find out!
Now, considering that I am a fair-minded chap I did promise you a "+1 bonus" in the title and so as not disappoint you, here is a bonus tip from me...I did suggest it among my four submissions this time but it did not make the top 100...maybe it was a warning rather than a tip, or maybe it could make the next edition instead?
Failing to take care of our rental property could put us into a void period
Failing to take care of our cashflow and finances could put us into bankruptcy
Failing to take care of our legal responsibilities could put us into prison
…so as a property investor it is best to take care then
Richard Brown, The Property Voice
The really great news is that the 100 Property Investment Tips book is available for FREE for the first five days of launch only (from the date of this blog post) via this book link. Even if you miss the free period it is worth adding to your book collection, as you can literally pick it up in bite-sized chunks as and when you fancy.
I hope you enjoy the read...
